A few to a few dozen hectares

Planning and urban design, France

For municipalities, inter-municipal authorities, and the architects and planners who serve them. Municipal and community scale — a few hectares to a few dozen — where the constraints are regulatory and political as much as spatial.

Delivered under joint contract with Condition Urbaine, and with Alu architectes on community studies.

What the engagement covers

  • Feasibility and capacity studiesWhat a site can carry, tested before commitments are made
  • Structure plans and site layout plansIncluding phasing that survives a change of municipal administration
  • Densification within present constraintsSchemes that work within national no-net-land-take targets and stay compatible with the local planning code rather than requiring it to be reopened
  • Technical submission supportFor public tender and consultation processes
  • Material for public and elected-member presentationDrawings that explain a proposal to people who do not read plans

Commissions have been repeated rather than one-off: Saint-Genis-Pouilly returned for a second study after the first.

The scale is smaller than the international work; the judgement is the same. A municipality deciding where 200 dwellings go is making a more consequential decision per hectare than a development authority deciding where 20,000 go.
