Several hundred to several thousand hectares

Masterplanning at development scale

For lead consultancies, development authorities, and delivery teams working at development scale — typically several hundred to several thousand hectares, most often in the GCC.

UR./VIS joins these projects as senior masterplanning capacity: embedded in the lead team, or carrying defined deliverables under its own scope. Appointments have come both directly from end clients and through lead consultancies.

What the engagement covers

  • Competition and concept stageStructure, land use, density distribution and the argument that holds them together
  • Masterplan development through CMP and DMPCarrying a scheme from framework to the level of resolution a submittal actually requires
  • Masterplan revision and consolidationWhere a project has changed hands, changed scale, or stalled, and prior studies no longer agree with each other
  • Development capacity, yield and GFA validationParametric capacity modelling that lets a team test options in hours rather than weeks
  • Design codes and plot regulationDevelopment control drafted to be enforceable at submittal, not merely illustrative

Working with inherited data

Large projects rarely arrive clean. They arrive as several years of studies by several teams, in conflicting formats, with no single source of truth for plot areas, GFA, or phasing.

A significant part of what UR./VIS provides is the reconciliation of that material into one governed dataset — areas, yields and land use that hold together across drawings, schedules and models, and stay correct as the scheme changes. It is the least visible part of masterplanning and the part most likely to cause an expensive problem late.
